Bylaws: Article IV: Section Two

Definitions:
Resident – Unit owner(s), lessee(s), sub-lessee(s), e.g. room-mates(s).

Move-in/move-out requiring notification and a fee – The initial movement of a person(s) with personal possessions in or final movement of the same out of the building.

For the convenience of all residences and to insure against damage to the common areas of the building, it is required that the following procedures be followed:

  1. Contact the Condo Association Manager, Chris O’Hare at DMS Management, to schedule moves in and out of the building at least 48 hours in advance. Absolutely no moving is permitted without prior notification to the management office.
  2. Unit owners are responsible for lessee adherence to move-in/move-out regulations. Each lessee, prior to move-in, is required to report to the Association Manager to sign for and receive a copy of the Rules and Regulations, furnish a copy of the lease, and to pay the move-in/move-out fee.
  3. Hours for move-in/move-out are Monday through Saturday (excluding holidays), 8:00am to 5:00pm only. All moves must be made using the side doors of the building or by opening a garage door. No moves are permitted through the front doors of the building.
  4. The unit owner/lessee is responsible for adequately protecting the common areas of the building when moving in or out, i.e. utilizing carpet runners, dollies with rubber wheels, wall protection, etc.
  5. An elevator key must be used when moving at all times and will be issued by the Association Manager. The elevator shall be loaded and unloaded completely and released in between laods so as not to interfere with the use of the elevator by other residents in/of the building.
  6. Commons areas will be inspected for damage prior to and after all moves. The unit owner shall be liable for any and all damage to the common areas.
  7. Building security must be maintained during moves in and out. Do not leave doors open without an adult in attendance!
  8. The unit owner/lessee is responsible for insuring that all debris is removed from the hallways, elevator, and common areas following the moves in and out of the building. Debris should be placed in the trash receptacle area located on the west side of the building.
  9. Violations of the move-in/move/out policy will result in fines levied against unit owners as provided by the Virginia Condominium Act, the Bylaws of the Association and/or the Resolutions of the Board.
  10. A fifty dollar ($50.00) move-in/move-out fee must be paid prior to connection to the entry door system.
  11. The charge for replacement of lost keys to ten dollars ($10.00) per key.
  12. The Lessor of a unit must supply the names of all occupants to the Manager at the time of lease execution and at any time a change of tenant/occupant occurs.
