Care of individual units must be undertaken routinely by the owner(s)/resident(s) of each unit in order to prevent damage to the unit or other units. On those occasions when a service agent must be employed, the use of licensed, reputable service technicians only is advised. Care should be taken that the work performed complies with existing governing, e.g. city, codes.
- BALCONY DRAINS – must be kept clear of debris or other obstructions to prevent flooding and water damage to the unit(s) below. No form of carpeting should be placed on any balcony as this has been determined a definite cause of water leaks within the building.
- HEAT PUMPS – filters must be change at least every other month; professionally serviced annually; and the drain flushed annually. All heat pumps must be adjusted to conform with the building water pressure requirements. The HHUOA has contracted with Webb Technologies to provide twice yearly maintenance to all unit heat pump systems.
NOTE:
1. Because a heat pump system might not provide the same level of warmth as experienced with other types of heating systems, it is suggested that the thermostat be set at a lower temperature than in previous residences until acclimated.
2. A drip pan installed underneath the heat pump system, including a level shut-off monitor, must be used. For existing units, said drip pan and shut-off will be installed at replacement.
- WATER HEATERS – must have drip pans installed underneath them. A sump pump, connected to the main drain within the hall bath, is desirable.
- TOILET SEALS – should be checked for leaks on a regular basis and replaced when necessary. The toilets throughout the building are set off center, therefore, the seals will fail frequently. Failure to replace the seals causes damage to the unit below.
- SMOKE DETECTION DEVICES – are required and shall be placed strategically within each unit and kept operational at all time.
- STAIRWELL DOORS – on each floor, must be kept closed at all times.
- FIRE EXTINGUISHERS – located in each floor lobby, must be returned to their proper location when used and such usage reported in order to obtain servicing for the extinguisher.
- ELEVATOR – capacity is 1200 lbs. (6-8 adults). A key to unlock the elevator doors and be obtained from one of the officers of the Board or the Association Manager. An elevator key shall be used during move-ins and move-outs (see Move-In/Move-Out Policy).
- ENTRY DOOR SECURITY – the front door is opened by pressing 9 on the touch tone phone in your unit. Connection to the system is achieved by contacting the Association Manager.
NOTE: The fifty dollar ($50.00) move-in/move-out fee must have been paid prior to the connection to the entry door security system (see Move-In/Move-Out Policy).
- LAUNDRY ROOM – Laundry facilities are provided on the first floor. Fee per washer load is one dollar and twenty-five cents ($1.75) and one dollar ($1.50) per dryer load. Please leave washers and dryers clean when finished with laundry. Also, please make sure lint filters are clean before and after using dryers. Do not leave laundry unattended for longer than machine cycle.
NOTE: A wash cycle is approximately 30 minutes; a drying cycle is approximately 50 minutes.
Because of the limited number of machines and space available in our laundry room, laundry remaining in the machines for longer than 60 minutes after the completion of the machine cycle will be subject to removal from the laundry room and reclaimed after paying a twenty dollar ($20.00) redemption fee to the Association Manager.
Please remember that our laundry room is a shared facility. Your cooperation is greatly appreciated. Please report all breakdowns to CSC Service Works.
- HARRINGTON ROOM – located on the first floor, is available to residents for special occasions, occurring within a 24 hour period. Upon completion of the occasion, the resident is expected to:
a. remove all trash and refuse;
b. clean the area; and
c. restore the furniture and room as found prior to use.
Arrangements for use of the room may be made through the Association Manager. In addition, the room is available for lease to non-resident groups/individuals at the rate of $50.00/day. Additional fees will be assessed if: 1) a through c, above, are not accomplished or 2) if there is damage to common area property, including the recreation room.
